Guest Post: Staging to Sell

Home staging presents your home in it’s best view to possible buyers. As Coldwell Banker says, “The goal of home staging is to allow home buyers to imagine themselves as residents rather than guests and envision their own possessions and daily lives inside the home.”

As my first guest post, I would like to introduce to you, Lauren Johnson, my stager. I asked her to provide some information on her past experience in staging.


Hello I’ve Gotta Guy readers!
First of all, I would like to thank Jake for having me over share a few tips on Home Staging. I take the common staging principles combined with an Interior Design background to make each room in your house look its best – functional and aesthetically pleasing.


1. De-clutter: While many people might think it looks bare as staged, if your house is cluttered, buyers might make a negative opinion based on clutter instead of the house. 


2. Photos & Family Names: All items with eyeballs need to be removed. This helps the buyers position themselves as the owners instead of thinking about the family that lives in that home.


3. Clean up: It may sound obvious, but a clean home is always best.


4. Home baked cookies: Jake likes his clients to plug in a scentsy. This way there is a not a burning flame, but yet the house smells nice when walking through a tour.


5. Room layout: What works for your family and what looks best in pictures and tours are not always the same. Open up the room with effective space planning. This is where my design comes in. For certain spaces, we create what the room could be (an office, a playroom, a sunroom) etc. 


6. Kitchen: One of the most important areas, needs to be pretty simple for photos. For the things above the cabinets, unless they are simple big items, they need to come down. See in the photo below, the smaller items are okay in person, but in photos they just don't show up well and look cluttered.
